Without the context, a building would be a bit like a boat whose value does not depend on the sea it sails or the port that hosts it. But everyone knows that this is not the case, and the context is precisely one of the variables that most influences, and can sometimes subvert the value of a property regardless of its intrinsic characteristics.

In real estate valuation, for many insiders, it is no longer sufficient to indicate a number as a reference price.

Considering that every sale is the result of subjective and non-objective elements, it is difficult to imagine that the same conditions (motivation for buying and selling) are repeated. So why should the same price repeat itself?

The thought that makes its way is to assign a series of indices to the property, indications that should indicate its desirability according to the context and possible valorisation.

Colouree works in this direction by scanning the context and identifying pluses and minuses of an area (green spaces, pollution, traffic, connectivity, services, composition of the real estate assets by type…).

The issue is complex and arouses much debate among those involved in evaluation.
