The way people ​live​, ​move and ​work is ​deeply changing from the past, and shiftings in their expectations are affecting Cities and Real Estate placing well-being and resilience at their core. 

As cities and urban populations continue to rapidly transform, there is a need to rethink how built up spaces are used. Can PropTech enable a “place as a solution” transition and a more performing urban form  to help cities to address future urban challenges in a sustainable and profitable way?

“Place as a solution” at building but also city scale, is quickly becoming the core of value in people expectations. Around this topic not only business opportunity but also sustainability and attractiveness of our neighbourhoods and city will negotiate their future transformations.  Mixed uses are one example at building scale and Paris and Milan “city of 15 minutes” one a city scale.

Proximity and accessibility of urban contexts are becoming key enabler to enhance individuals’ quality of life, boost neighborhoods, and promote environmental, social, and economic sustainability. But these metrics are rarely used in decision-making for both individual and business, and existing indicators suffer from either small or big city bias.

Sustainable urban form is often conceptualized and pursued as a supplementary solution to carbon emissions reduction, and specifically: the spatial distribution of people, economic activities, and land uses is closely related to residential carbon emissions, most notably through the housing and transportation sectors.

Against this backdrop, planning visions such as polycentric urban form and compact cities are often regarded as ideal-typical urban patterns and associated with environmental sustainability.

Data driven and easy to use tools to assess urban performance for a wider (multi-parametric and multi scale) pool of indicators for accessibility and proximity concepts is required to enable more conscious and sustainable location choices.

These evidences have to be provided not only to decision makers (public and private) involved in urban and real estate transformations but also to the end users and citizens to support behavioral changes based on data and impacts of everyone’s lifestyles.

This is something missing in real estate even if this market  account for more than a third of global energy use and energy-related carbon dioxide emissions.

Investors are increasingly aware of this. In addition to sustainability, investors’ growing focus on environmental, social and governance (ESG) factors is intensifying the spotlight on real estate’s role in creating and sustaining viable communities.

The PWC  emerging trends in Real Estate survey findings on attitudes about climate change suggest that the message is beginning to get through, with 80% of real estate CEOs acknowledging stakeholders’ “reasonable expectations” regarding their companies’ approach to climate change.

  • promoting a more compact growth and resilience,
  • reducing land use as much as 70% compared with a sprawl scenario 
  • promoting the green transition through green area analysis
  • supporting cities monitoring and change detection

Real Estate account for 40% of the world’s energy consumptions, and urban sprawl is responsible for 30% of all greenhouse gases. Colouree could support urban planning and Real Estate decision making to reduce urban sprawl up to 15%, and GHG reduction related to more dense living benefits up to 20%.

Better urban design, nature based solutions, and mixed uses in real estate have the potentials to influence energy consumption and reduce carbon emissions.
