PropTech and Context Intelligence: Colouree at Politecnico di Milano

At Politecnico di Milano, Colouree explored PropTech, Location Intelligence and Context Intelligence with students in a hands-on workshop using Asset Context Intelligence Beta 1.3.

Colouree guest lecture on PropTech and Context Intelligence at Politecnico di Milano, with students in the classroom.

Milan, 13 October 2026 — Colouree was invited to Politecnico di Milano to speak about PropTech, Location Intelligence and Context Intelligence as part of the Technological Innovation and Resilient Real Estate course in the Master's degree programme in Management of Built Environment, taught by Chiara Tagliaro with Alice Paola Pomè.

The session was an opportunity to share Colouree's vision and innovation journey, and to involve students in a hands-on workshop with Asset Context Intelligence Beta 1.3, an experimental prototype for understanding the context around real estate assets.

Beyond Location Intelligence: a building doesn't stop at its walls

Colouree grew out of work in urban design and transformation, where we kept running into the same challenge: the data was there, but knowing what really mattered was much harder.

After all, a building doesn't stop at its walls. Its potential is shaped by its neighbourhood, local services, accessibility, environmental conditions and, above all, the people who use and experience that place.

But there is another important point: the same surroundings can mean very different things to different people.

A busy street might be an opportunity for a retail business but a drawback for a residential use. The same property can meet the needs of employees, visitors and the local community in very different ways.

So the question is not simply how much we know about a place. It is what matters, to whom, and for which decision.

This is the direction Colouree is taking from Location Intelligence towards Context Intelligence for real estate: connecting place-based data, asset characteristics and people's needs to uncover signals, opportunities, challenges and assumptions worth investigating.

The key question is not how many indicators we can collect, but which pieces of evidence could genuinely change how we assess a property.

And, crucially, how to make that evidence available while decisions are still open.

One asset, multiple perspectives: the Asset Context Intelligence workshop

From vision to hands-on exploration.

In the second part of the session, students explored Asset Context Intelligence Beta 1.3, a digital environment still in development, designed to bring together a real estate asset, its context and the needs of its users around specific questions.

The workshop started with a simple exercise: one property, different perspectives.

Change the goal or the people you have in mind, and the information that matters can change too.

Using the platform, students explored geospatial data, wider territorial conditions and contextual signals, identified points worth investigating and selected potential evidence to include in a report.

Three Colouree Asset Context Intelligence screens showing investigation, place-based context analysis and report building.

The aim was not to collect as many indicators as possible, or to ask technology for an automated verdict on the property.

The challenge was to identify at least one meaningful piece of evidence, explain why it could matter to a decision, and recognise what still needed to be checked.

This brought home an essential distinction: a data point, its interpretation and a recommendation are not the same thing.

Technology can help us explore and connect information, but professional judgement remains essential.

Innovating in real estate also means changing how we think

For a company like Colouree, innovation means working in an industry where established practices and business models coexist with new possibilities created by data, geospatial technologies and artificial intelligence.

But innovation is about more than introducing new tools.

It also calls for a mindset that is willing to challenge assumptions, connect different disciplines and look at familiar problems from new angles.

That is why engaging with students matters to us as a company. Taking an early-stage prototype beyond our own development environment means opening it up to new questions, interpretations and perspectives.

For tomorrow's real estate professionals, it is also a chance to learn how to use technology not just to find information, but to ask better questions, understand the limits of evidence and make more informed assessments.

The future of PropTech will also depend on combining real estate expertise, data literacy, critical thinking and an interdisciplinary mindset.

Thank you to Chiara Tagliaro and Alice Paola Pomè for the invitation and the exchange, and to all the students for their curiosity and active participation.

For Colouree, it was a chance to share our journey, put new ideas to the test and keep exploring how knowledge about places can lead to better decisions.
